UPDATE

Gentle Ladies & Gentlemen,

 

As of March 16, 2020, Kathy Groh and myself, Joe Llewellyn, have signed the final invoice on the Asphalt Paving company,  and submitted it to EPM for transmission to the county for payment.

With this action, this completes the duties of the volunteer activities of the MSBU committee as appointed by the BOD in March of 2018.  

All, tasks, have been completed, as outlined, and status updates have been made to the BOD and the HOA via the website and meetings.

This has been a two year under taking from start to finish, and the budget originally was met, with the exception of the access for the North pond which was exceeded by $10,000.00 paid for out of HOA funds on hand.  

Joe Llewellyn & Kathy Groh, appreciate being a service to our community.

We wish the best to our BOD and these improvements should carry the Hidden Shores community forward now for the next 15-20 years of infrastructure with maintenance only needed.

Hidden Shores HOA MSBU UPDATE 2/21/19

 

Today, we received a letter from the county of  NOTICE of ERROR, see below the correction and example. The county regrets the ERROR in math and so does your BOD.  We can only provide the information to you the county provides to us as they have the formulas that they work from.  Thanks to Kimberlie Turk at EPM for catching the error and alerting the county to this. We owe her and EPM a debt of gratitude.

The annual assessment will be approximately:
• Paving: $3.28 per LF frontage, per year, for five (5) years.
• Retention ponds: $261.88 per parcel, per year, for five (5) years.

 

To calculate your annual assessment, multiply the LF of your property by 3.28 and then add 261.88 for the retention ponds.

167.17 LF
x 3.28 paving rate
548.32 annual paving assessment

MSBU BIDS - The MSBU amounts are determined by the county by these bids obtained:

GCGC - RETENTION POND MAINTENANCE BID

WHAT IS THE PURPOSE OF THIS MSBU... 

A message from the Hidden Shores MSBU committee

 

Since the County's Faux Pas on sending out the MSBU information which was caught by EPM and Kimberlie Turk, the MSBU committee feels it is necessary to remind the community just what is it that the MSBU is for since so much dis-information is talked about by many homeowners that do not attend the meetings. The MSBU is a way for the HOA's such as ours to acquire a low interest loan through the county and have it administered through our property tax ID numbers. If you have an escrow account the tax amount will be adjusted accordingly and your tax bill be paid by your escrow account through your mortgage company. In the event if you're a DAV, from the military and have a homestead exemption or from SSI, those exemptions will still apply, and you should not be affected,however, the onus is on you to verify this. However, if this MSBU DOES NOT PASS, THEN THE ENTIRE COMMUNITY WILL BE ASSESSED THE AMOUNT OF THE REPAIRS PER HOUSE HOLD IN ORDER TO COMPLETE AND MAINTENANCE OF THE PLAN WHICH WILL TAKE THIS PROJECT TO THE NEXT 15 TO 25 YEARS OF YOUR INVESTMENT. WHATS GOING TO BE FIXED: 1- The discharge pipes that move water from the South pond to the North pond and from the North Pond to the wetland area as designed originally, they are failing under the road named Heronwalk Dr. and have been since 2011, and only getting worse. It is the first on the list. 2- Extend piping into the South pond to prevent clogging and to allow proper levels be maintained in the South Pond for flow in to the North Pond. 3- Install water aeration fountains in South and North Ponds to increase the quality of the water for environmental issues and control of pond grasses along with power to run the fountains. 4- At the same time the pipes and infrastructure is being done the flume at the front entrance is being rebuilt to prevent bank erosion and a small ramp added for the insertion of a small boat to attend to the fountains maintenance, and water grasses. Once again, you can view the bids on HIDDENSHORES.NET that were sent to county and they chose the lowest bidders. They ( the COUNTY) Readily admit that THEY made an error the first mailing and apologize, so we must move on...we do not live in a perfect world.

The MSBU Committee was set in place to work directly with the Board of Directors and Management for the purpose of organizing MSBU related projects and gathering important information to begin the 2019 MSBU process.

Below is a general outline of what has been done:

1- Removed the green sign at entrance 

2- Established a new website 

3- Beautified the front islands

4- Refurbished the Gazebo and built a handicap accessible ramp

5- Had the banks of the North and South Ponds cleared of brush and debris and trees 3 inches and smaller hauled out by hand to create a better air flow for water quality

6- Had the layback curbs of the streets cleaned of grass and trapped dirt as best can be done

7- Forestry Division re-cutting the fire break, to protect our homes, and better define our property boundaries

8- Secure bids to repair, and improve the water flow from South pond to North, and North Pond to wetlands repair infrastructure

9- Secure a new survey for the South pond and road for work to be done

10- Secure bids and discuss water aeration with Lake Doctors to control torpedo grass and improve our water quality along with front flume and a small boat ramp for maintenance

11- Secure bid to  re-surface all streets in Hidden Shores when this is completed
